OUR PHILOSOPHY


We fundamentally believe in people’s right to live in secure and well-maintained communities, but changes in affordability in the Phoenix market puts that right at risk for large swaths of our area’s workforce. We feel that the best way to respect and serve our workforce tenant base is by offering to them those things they truly value; time at home with their families in a safe environment with helpful amenities. It takes a disciplined approach to balance these values while delivering superior investment returns. By employing a vertically integrated strategy, we achieve success for our residents as well as our investment partners.

 

OUR PROCESS


WE START BY PURSUING THE RIGHT PROPERTIES:

  • Real estate is a local business and we take advantage of Outland’s principal's Arizona roots. This provides a deep and advantageous understanding of the growth patterns, employment base, unique sub-market dynamics, and history of the neighborhoods in which we invest.

  • Our strong ties with sellers, investment sale brokers, lenders, consultants and others in the market provide access to both on market and off market deals.

  • Real time operational data gathered from our own portfolio and 45 years of combined multi-family experience give us a broad perspective to see value that others might miss.

 

WE MANAGE OUR PROPERTIES WITH THE CARE AND COMMITMENT OF AN OWNER:

  • Diamond Asset Management, our in-house property management company, is uniquely positioned and incentivized to measure success solely through the execution of each deal’s business plan

  • Our tested model of multi-family property management supports consistent operations, maintaining an advantageous visibility into the day-to-day operations of our assets allowing for proactive operational decision making

  • The internal processes and systems support a unique scalability to successfully manage both small and large multi-family assets.

 

WE ADD FURTHER VALUE TO INVESTORS AND TENANTS WITH THOUGHTFUL RENOVATIONS:

  • The flexibility of our dedicated in-house team allows us to manage renovations with a view toward most efficiently leveraging our improvement dollars. We can perform as many or as few renovations as needed and return finished units according to a schedule that best creates value.

  • When success is measured by meeting the performance goals of the investment, rather than the amount of margin, an aligned, in-house company is much better positioned to provide cost savings.

  • Having successfully renovated over 1500 units in the last 5 years, our in-house team is equipped to execute efficiently and at the level of quality required.
